The Waterloo Region Experienced a Record Low in Home Sales During March

In March, a total of 596 homes were sold via the Multiple Listing Service® (MLS®) System of the Waterloo Region Association of REALTORS® (WRAR). This represents a decrease of 3.2% compared to the same period last year and a decline of 33.4% compared to the average number of homes sold in the previous 5 years for the same month.

MONTHLY PRICE GAINS EASE FOR SECOND STRAIGHT MONTH

The 633 residential homes sold through the Multiple Listing Service® System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in April 2022 is a decrease of 25.0 per cent compared to April 2021. On a month-over-month basis, sales in April were down 13.4 per cent compared to March 2022. The previous ten-year average number of residential sales for April is 608 (650 if not including April 2020 when home sales came to a short-term pause due to the beginning of the Covid-19 pandemic).

PRICES CONTINUE TO ESCALATE

The 402 residential homes sold last month through the Multiple Listing Service® (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR), set a new record high for January. On a year-over-year basis January’s sales were up 12.3 percent; compared to last month they were up 16.5 percent. The previous ten-year average number of residential sales for January is 291.

NUMBER OF HOME SALES IN APRIL SECOND-HIGHEST ON RECORD

Following last month’s record-smashing number of home sales, the Kitchener-Waterloo Association of REALTORS® (KWAR) posted the second-highest number of monthly home sales in April. There were 843 residential homes sold through the Multiple Listing Service® (MLS® System) of KWAR last month, an increase of 263.4 percent compared to April 2020, and a decrease of 15.5 percent compared to March 2021.

 

HOMES SALES CONTINUE TO SMASH RECORDS

Strong home sales continued in May as the Kitchener-Waterloo Association of REALTORS® (KWAR) once again posted a record-setting number of monthly home sales. There were 854 residential homes sold through the Multiple Listing Service® (MLS® System) of KWAR last month, an increase of 100.9 percent compared to May 2020, and a 0.9 percent increase compared to April 2021.

 

March 2021

RECORD SMASHING NUMBER OF HOME SALES IN MARCH

In March, the Kitchener-Waterloo Association of REALTORS® (KWAR) posted the highest number of monthly home sales in the board’s history. There were 993 residential homes sold through the Multiple Listing Service® (MLS® System) of KWAR in March, an increase of 72.7 per cent compared to March 2020, and an increase of 66 per cent compared to the previous month. The previous 10-year average number of residential sales for March is 552.

 

 

February 2021

RECORD NUMBER OF HOME SALES IN FEBRUARY

There were 597 residential homes sold through the Multiple Listing Service® (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in February, an increase of 27.8 percent compared to February 2020, and an increase of 66.7 percent compared to the previous month. The previous 10-year average number of residential sales for February is 407.

 

 

January 2021

ABOVE NORMAL NUMBER OF HOME SALES IN JANUARY

There were 351 residential homes sold through the Multiple Listing Service (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in January, an increase of 24.9 per cent compared to January 2020, and an increase of 1.4 per cent compared to the previous month. The previous 10-year average number of residential sales for January is 286.

“January’s home sales were more active than what we typically see this time of year,” says Nicole Pohl, President of KWAR. “But nothing has been typical about our housing market.”

Total residential sales in January included 201 detached (up 31.3 per cent from January 2020), and 71 condominium units (up 97 per cent). Sales also included 21 semi-detached homes (unchanged) and 56 freehold townhouses (down 17.6 per cent).

 

 

November and December 2020

ANOTHER RECORD-BREAKING MONTH FOR HOME SALES IN NOVEMBER

There were 575 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in November, marking another record-breaking month of homes sold in the Kitchener-Waterloo area. November’s home sales represented an increase of 35 percent compared to the same month last year, and a decrease of 17 percent compared to the previous month. The previous ten-year average number of residential sales for November is 433.

RECORD BREAKING DECEMBER REAL ESTATE CAPS OFF EXCEPTIONAL 2020

There were 6,492 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in 2020, an increase of 9 per cent compared to 2019. Compared to previous years, 2020’s annual sales were 5 per cent above the previous 5-year average, and 11.6 per cent above the previous 10-year average.

 

 

October 2020

REALTORS® SELL A RECORD NUMBER OF HOMES IN OCTOBER

There were 691 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in October, the most ever recorded for the month. October’s home sales represented an increase of 28 percent compared to the same month last year, and a decrease of 9.6 percent compared to the previous month. The previous ten-year average number of residential sales for October is 471.

 

September 2020

REALTORS® SELL A RECORD NUMBER OF HOMES IN SEPTEMBER

There were 758 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in September, the most ever recorded for the month. September’s home sales represented an increase of 41.6 percent compared to the same month last year, and an increase of 8 percent compared to the previous month. The previous ten-year average number of residential sales for September is 460.

 

August 2020

AUGUST HOME SALES SET ANOTHER RECORD

There were 686 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in August, the most ever recorded for the month. August’s home sales represented an increase of 48 per cent compared to the same month last year, and a decrease of 8 per cent compared to the previous month. The previous ten-year average number of residential sales for August is 470.

The number of homes sold in June shot up 57.6 per cent compared to May. There were 673 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in June 2020, an increase of 2.1 per cent compared to June 2019, and an increase of 8.5 per cent compared to the previous 10-year average for June.

COMPETITIVE MARKET LEADS TO HUGE PRICE GAINS IN JULY

There were 734 residential homes sold through the Multiple Listing System (MLS® System)  of the Kitchener-Waterloo Association of REALTORS® in July, an increase of 25.7 per cent compared to the same month last year, and well above the previous ten-year average for July of 531.

 

 

May 2020

HOME SALES CLIMB IN MAY COMPARED TO RECORD-LOW APRIL, AVERAGE SALE PRICES SHOW STRENGTH

There were 419 residential homes sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in May 2020, a decrease of 40.5 per cent compared to May 2019, and an 80 per cent increase compared to April 2020 when sales contracted sharply due to COVID-19.

2017 - A RECORD BREAKING YEAR IN REVIEW

2017 came with skyrocketing prices, high consumer demand and a total residential sale volume of over 3 billion CDN in Kitchener-Waterloo alone. Between competitive prices, tons of buyers from within KW and many buyers flocking to the region from the GTA, 2017 was certainly a seller's market in the world of Real Estate.

The year ended on a strong note with over 300 home sales in December; a whopping 13% higher than the previous five-year average. With new mortgage stress test kicking in in January, December buyers felt pressured to purchase a home before the deadline.
